Bring your craft. Build at a human scale.
For general contractors, manufacturers, specialty trades, architects, and engineers.
One coordinated scope, clear responsibility.
We are developing a delivery approach for one to four 600–800-square-foot homes. Qualified partners can help translate a repeatable design into site-specific pricing, permit documents, construction, and aftercare.
- State your role: design, manufacture, general contracting, foundation / site work, MEP trades, solar, or commissioning.
- Provide applicable registrations, trade licenses, insurance, relevant completed work, references, service area, and capacity.
- Identify delivery lead times, access and crane requirements, procurement deposits, exclusions, warranty scope, and service support.
- Quote the dwelling and site scope separately, identify shared costs, and list taxes, allowances, overhead, and profit treatment.
Every proposal should settle the handoffs.
| Handoff | Required agreement |
|---|---|
| Design → permit | Who seals plans, coordinates revisions, and answers officials? |
| Factory → site | Who owns materials, carries transit risk, prepares foundations, and accepts delivery? |
| Site → installed home | Who handles lifting, connections, testing, inspections, and weather protection? |
| Completion → owner | Who delivers occupancy documents, warranties, manuals, training, and service? |
Quality is part of the price.
Use documented inspection points, moisture protection, air-sealing review, mechanical commissioning, punch-list closure, and warranty procedures. Verify which New Jersey registration and warranty requirements apply to the transaction before finalizing the contract.
